Buying - Inspections

You can do an inspection yourself or hire a professional inspector. My recommendation is always to hire a professional. For a thorough inspection that results in a detailed report prepared on site I recommend Russ Abrams at Piller to Post. Their website details the work that is conducted and the report you will receive.

The primary purpose of an inspection is not to focus on small problems but to identify major issues. The most common issues that I see with inspections are related to heating (furnaces), electrical, plumbing, and roofs. It is important to note that the seller is not obligated to provide any repairs, but there are occasionally times when agreements can be reached on cost sharing a repair and I often assist with such negotiations.
